Great question, first off we love realtors at Land Ho Acquisitions.  In fact we often work with agents to find land opportunities before they go to market.  But what we do is get your land one step away from putting a shovel in the ground and that provides the builder a HUGE VALUE.  Doing the due diligence of running a feasibility study, survey work, plot mapping, etc. makes your land more attractive and worth more to the buyers we work with.  When you list land with a realtor the builder will have to do the same testing before they give you a paycheck.  Land Ho does the work for them and it benefits you!

NO!  If your land is a good fit for residential development Land Ho will take on all the costs to get through the entitlement process and into the hands of a developer. 

The duration of selling land depends on various factors such as the topography, current zoning, wetlands on property, etc.  Land Ho Acquisitions will do a Feasibility Study to understand your land, then provide a realistic timeline, but to maximize your property value it typically takes a year.

Feasibility Study is time used by the developer to estimate how many homes he can

get on the property, how much ground he will lose to environmental constraints, and

how much it will cost to build the project.

Sometimes keeping your home is an option.  It depends if the developer is interested in all the property or is willing to let you keep the land your house is on and subdivide the rest.  It is always a question we can ask.

Properties can vary greatly, but we have the best success with 20+ acre off market properties within 2 miles of a substantially developed area.
